With the news that the heirs to the Soloman Goodwin House are looking to sell their land and move the circa 1830's house, I felt it was time to finally see the property. It occurred to me that many in Lavista Park are not aware of this part of history in DeKalb.

Located at 3931 Peachtree Road (between the U-Haul and Subway on the east side of Peachtree in Brookhaven), the house was moved from the corner of North Druid Hills in 1960, when that was developed. The original estate of several land lots is now just a small plot between Peachtree Road and the Marta tracks. The house is still owned and maintained by the seventh generation who no longer can support this. Albert Martin was there to represent the family this past Sunday. He lived in the house in various times since the 1930's and presents an oral history of the house and family. He has studied the genealogy of the family and related area history.

Of interest to LaVista Park, the small unmarked cemetery on Chantilly next to the Children's Health office building, is that of the Soloman Goodwin Jr. family. It is maintained by Mr. Martin, who has acquired several of the identifiable monuments with hopes of restoring them; and has mapped the cemetery.

The museum is open on the 3rd Sunday of every month and relies on donations. They will remain open until a decision is made on the property. A North Carolina family is in discussion to move the house out of state, but the family is holding out to keep it in Georgia, preferably in DeKalb County. As an architect, the house is of interest, but the tour is all about the oral history of Mr. Martin. The house has been altered to serve the family and only part of the lower level is open to view.

Friends of Kittredge Park had a phenomenal weekend, with 80+ volunteers from Hands On Atlanta on Saturday and 100+ student volunteers from Emory on Sunday. The result is a new nature trail on the north side of the park. Look for it on the left, after crossing the creek from the Kittredge Park Drive entrance behind Adams Stadium. It joins another path starting from the rocks at the Day Care loop road, then extends to the middle of the access road from Holly Lane.

The FKP board held several trail blazing meetings and planning sessions in the weeks prior. We still need more volunteers with this effort. The trail needs further refinement, leveling, erosion control, and always more mulch. FKP has considered taking a break and not have a scheduled clean up this October. FKP also is now anticipating DeKalb to release contracts for construction of maintenance paths through parks and the bridge by the end of 2011. That will determine the location of additional connecting paths and allow us to more easily get back to work on the south side of the creek.

The developer Crim & Associates, presented their proposal for rezoning the southwest corner of Lindbergh/Cheshire Bridge to the Lindridge/Martin Manor neighborhood. They are represented by attorney Carl Westmoreland.

This would include the entire commercial block with the BP, Varsity Junior, Precision Tune, Sunny's, and Bliss. The request would combine several commercial categories into the mixed use MRC-2. The plan presented was very simplistic and does not meet a few of the requirements of Atlanta Zoning Ordinance. They are showing 4 individual buildings on the site with a huge amount of parking. They expect a Pharmacy (rumored to be Walgreen's) of 14,800sf to take the corner at Lindbergh. A bank of 2700sf to take the corner at Alco (this use has triple drive thru shown illegally along Alco, so location will likely change). Retail of 5250sf (3 tenants) is shown between these two. Another retail building of 4200sf is shown facing Lindbergh where Varsity is now. All are shown as not to exceed 30' height. All buildings are brought right up to property line on street per current code with parking in back (except parking between buildings on Cheshire Bridge). This code was meant to unify the street frontage with a more urban character, but with individual buildings doesn't have the same effect.
They show parking requirement of 134 spaces, but are proposing 182 spaces. They indicated that they have not provided for required site trees, storm water, or manuvering; so that number should be reduced. They show 4 entrances; one on Cheshire Bridge, 2 on Alco, and one on Lindbergh.

LMMNA is asking for the following changes: remove one curbcut on Alco, provide for right turn lane on Lindbergh to south on Cheshire Bridge (hopefully GDOT will take advantage), move dumpsters from the residences on the west side of the property, add fence there, list of restricted business types, reduce parking by 50 cars, move illegal drive thru.

Since the plan was not correct, it was not voted on by the neighborhood, but LMMNA executive board was authorized to vote on it with inclusion of Melante home owners. When revised, it will go next to NPU-F with LMMNA vote, for review. If approved, work is scheduled for spring 2012, current tenants have already been advised of this.

It's unfortunate that a more ambitious plan wasn't pursued with a better mix of uses. Hopefully this disjointed proposal will be an asset to the neighborhood.

Rezoning Application Filed with City of Atlanta in LMM: Potential Redevelopment of Affected Parcels



Carl Westmoreland, attorney for Crim and Associates, has filed a rezoning application with the City of Atlanta for property located at the intersection of Lindbergh Drive and Cheshire Bridge Road. The applicants will appear at the LMMNA September General Assembly scheduled for Wednesday, September 7 at 7:00 pm and subsequently at NPU-F on Monday, September 19th. This is your opportunity to see the plans and ask questions of the applicant.



The affected properties are currently zoned MRC-2-C, indicating that it is a multifamily residential commercial zoning category with conditions, and NC-4, a Neighborhood Commercial District. The applicant wishes to rezone the approximately 4 acre site to MRC-2.



LMMNA meets in the Fellowship Hall of Westminster Presbyterian Church located at 1438 Sheridan Road, NE. The association welcomes all interested parties who would like to learn more.

LLCC will begin its series of neighborhood meetings regarding the Clifton Corridor Transit Initiative. The Clifton Corridor Alternatives Analysis involves investigating the need for high-capacity transit connections between the Lindbergh Center/Armour Yard area in north-central Atlanta to Clifton Road employment centers and the City of Decatur in west-central DeKalb County.

To assist LLCC in evaluating the proposed project's direct impact on our community and its compatibility with our own long-term vision, we enteredinto a contract with the Perkins +Will design firm. We're pleased to have Senior Transportation Planner, Heather Alhadeff, providing additional analysis.

Ms. Alhadeff has been hired to help as an adviser to work on behalf of the concerned residents and businesses of Lindridge-Martin Manor, LaVista Park, Woodland Hills, and Morningside-Lenox Park, the Cheshire Bridge Business node and the Zonolite Business node.

Her goals are to conduct the tasks listed below for each of the neighborhoods until the Alternatives Analysis study is finalized.
1. Provide facts and technical information about the project
2. Answer questions
3. Collect and share outstanding questions for MARTA and to provide their responses
4. Collect feedback, concerns, and ideas from residents to be compiled into an area-wide report to be shared with MARTA

In order to gain this public input, Ms. Alhadeff will lead a series of meetings in the surrounding neighborhoods.

The first meeting will be held on Sunday, August 28 beginning at 5:30pm, at the Woodland Hills home of Brian and Alyson Lapes located at 1401 Arnold Avenue NE.

The second meeting will be held in the Morningside Lenox Park neighborhood on Thursday, September 1, beginning at 6:30 pm at the home of Alan and Dianne Olansky located at 1805 Lenox Road NE.

A third meeting is planned for the business communities of Cheshire Bridge Road and the Zonolite Business District at Nakato Japanese Restaurant located at 1776 Cheshire Bridge Road NE date and time to be determined.

Interested citizens may attend any and all of these meetings.
