The 2nd round of public Zoning meetings will be taking place April 14th at 3181 Rainbow Drive in Decatur, April 16th at 1300 Commerce Drive in Decatur, and April 21st at 3995 Ashford Dunwoody Road in Atlanta; all 6:30 to 8pm. The consultants, Pond and Associates, have been through an exhaustive review of current code and have been asked to produce a Form Based code with emphasis on Design. It is very different in style and control from current 1999 Ordinance. There is a lot to be decided in how much regulation is to be provided and who will enforce it. I encourage everyone interested in the appearance of Dekalb and concerned with a code that won't discourage economic development, to attend one of the sessions and provide feedback. The 2nd round of public hearings are over. They consisted of a presentation of what the consultants are struggling with, in terms of Form Based Code vs. what County will support and enforce. Both zoning rules and process were discussed. This will be a dramatic change for Dekalb County and I wish there was a way for the community to understand the importance. There was a decent turnout at the District 1 meeting I attended, but few from LaVista Park. There is nothing in final print, but this form of zoning could be a tremendous expense for the County in terms of training, personnel, and potentially lawsuits. I'm not sure it could be adopted successfully countywide. I will wait to see what form the actual document takes, as some compromise may make it more viable.

Preliminary Draft of new Zoning OrdinanceSeptember 8, 2009 @ 9:20pm
Here is a link to early draft of the proposed zoning ordinance. I was emailed that the final version was posted on the County website, but this is still Version 1. Check back before printing, as a newer version may soon be posted and it's quite a large document, but at least divided into 7 articles.
